Short-let management in Venice

What we manage

Short-term rental management, end to end: everything the guest touches. The listing and its photography direction, the nightly pricing through the seasons, every message from the first request to the review, the access codes sent the day before arrival, the cleaning between stays, the laundry, the small repairs that Venetian houses need, and the calendars kept in sync so a night is never sold twice. The apartment is listed on Airbnb and on this site; direct bookings arrive without a platform commission. The paperwork is ours as well: the national registration code (CIN), the regional filing, the safety devices the law asks for. You sign, we do the rest.

We host the way we have hosted since 2014: the guest gets a smart lock or a key safe, a welcome book written for that apartment, and a host on WhatsApp during hosting hours. On request we arrange what a stay needs, through Venetian partners the guest deals with directly.

How you are paid

The money reaches you first. Airbnb and the other platforms pay the owner directly, into the owner’s account, and you settle the management fee afterwards against the monthly statement. The exact split is agreed in writing before we start, and it does not change in the fine print. Each month you receive a statement with every stay, the nights sold, the city tax, the costs we advanced, and what is due.

We do not promise an income. Venice has seasons, the Biennale years fill the eastern sestieri, January is quiet, and a good apartment in a quiet calle earns differently from a canal-facing one. The rules in 2026

Three things changed recently and an owner should know them.

  • Two apartments. From the 2026 tax year the short-let regime applies to at most two apartments per owner per year; beyond that the activity is presumed to be run as a business, with the obligations that follow. Whether you are above or below that line depends on your whole portfolio, not on us.
  • The code on every listing. Since 2025 the CIN must be shown on every advertisement, and platforms and managers share that duty. We display it on every apartment page.
  • The city. Venice runs a per-night city tax, collected from the guest and remitted by us, and a day-tripper access fee that overnight guests do not pay. The municipal rules on tourist lettings are still being discussed; we follow them as they are written, not as they are announced.

We describe the rules; we do not give tax advice. The choice of tax regime and the treatment of your portfolio are questions for your accountant, and we are glad to talk to them directly.

Questions about managing your apartment

Which apartments do you take on?

Central ones with real character: San Marco, Castello, Cannaregio, San Polo, Dorsoduro or Santa Croce, good light, original floors, a quiet calle. We keep the collection short on purpose and say honestly when an apartment is not there yet.

Do I need the national registration code (CIN) before we start?

Every unit let for short stays must have one and show it on every listing; the sanction for a missing code runs from 500 to 5,000 euro per unit. If you do not have it yet, we walk you through the request and the regional filing before the first guest.

Who talks to the guests?

We do, from the first message to the review. Listing, photography direction, pricing, check-in codes, cleaning, laundry, maintenance and the calendars kept in sync across Airbnb and direct bookings.

How do direct bookings work for me?

Your apartment is listed on moonlightvenice.com as well as on Airbnb. A stay booked directly carries no platform commission, so a share of your bookings arrives with a better margin.

What does the 2026 rule on two apartments mean for me?

How long am I tied in?

There is no long lock-in. The terms are written, the notice period is short, and the apartment stays yours to use when you want, agreed in the calendar.
